The first step is to assess your home's overall condition. I will account factors like the home's age, size, layout, and location, as well as any recent updates or repairs you've made or that need to be made. We'll also look at the curb appeal and interior to determine if any improvements or staging could help boost its market value. Note that some problems may need to be disclosed to potential buyers. All of these steps will help us set a competitive and realistic listing price to ensure your home is attracting buyers.

Set an Asking Price

To determine the right price for your home, we'll look at comparable recent sales in your area, current market conditions, and your home's unique features. I'll conduct a Comparative Market Analysis (CMA) to see how similar homes in the area have sold recently.

 

We can choose from a few pricing strategies, like pricing below market value to attract more buyers or pricing at market value for a competitive and fair price. The goal is to set a price that aligns with your financial goals while ensuring your home is positioned well in the market to sell quickly.

Prepare Your Home

Getting your home market-ready for a sale can make a big difference on what a buyer is willing to pay for it. Depending on the condition of the home, there are a few key steps to ensure it appeals to the widest range of buyers.

 

We'll start with cleaning and decluttering the home, as a tidy and organized space allows buyers to envision themselves living there. Next, address any minor repairs - fix leaky faucets, touch up paint, or replace outdated fixtures to make the home look well-maintained. Then, consider staging the home to highlight its best features, whether through professional staging or simple updates like rearranging furniture and adding decor. Taking these steps will help your home stand out and invite the most attractive offers possible.

List Your Home

Once your home is ready for the market, we’ll arrange for professional photography to showcase its best features. Your home will then be listed on the local MLS and shared with local brokerages and agents. We may also use additional advertising strategies to ensure we reach the widest possible audience within the target market. By creating a customized marketing plan, we’ll attract the right buyers and generate strong interest in your home.

Show Your Home

Once your home is listed, showings will begin. Holding an open house could also be beneficial to market the home to a wider range of buyers.. Generally, homeowners are not present during showings, but you will be notified in advance of any appointments, and we can schedule showings at convenient times to minimize any disruption. This approach helps create a welcoming and inviting atmosphere for buyers touring the home.

Review Offers

Once a buyer makes an offer, or multiple offers, you’ll have the opportunity to accept, counter, or reject them. If a counteroffer is made, we’ll enter a negotiation period to reach an agreement, or you can choose to reject the latest counter. Negotiations may involve various factors, such as the sale price, concessions, and financing terms. Once an agreement is reached, you’ll officially be under contract!

After an agreement is reached, the buyer may schedule a professional inspection and appraisal to assess the home’s condition and value. Based on the results of these reports, we may enter another round of negotiations to address any concerns. Depending on the strategy, you may choose to make repairs requested by the buyer to improve other negotiation terms.

Closing!

On closing day, the buyer's lender will give final confirmation that they are approved to close and you'll sign the necessary paperwork to complete the sale. Once all parties have signed, the title company will wire the net proceeds from the sale to your bank account, and the sale of your home will be officially complete!
